Description

Living on an estate is an unparalleled pleasure and certainly not for everyone. It takes passion and dedication to maintain a historic country estate. It often requires extensive and costly restoration and renovation to bring the property back to good condition. Not so with 'Russendaal' in Langenboom, located near the medieval fortified town of Grave, in the Brabant municipality of Land van Cuijk. Russendaalweg, in the outskirts of Langenboom, is the old driveway of the country house Russendaal. The manor house has lost nothing of its original, distinguished appearance in the years gone by. Russendaal basks in the protective embrace of a moated park full of ancient oaks, majestic beeches and hundreds of rhododendrons full of buds.

The location was not chosen at random: the estate borders the beautiful, wetland nature reserve 't Langven, now managed by the Brabants Landschap. The house, a national monument, is built in eclectic style - no excess, no frills or other splendour, but clear and simple architecture. High, arched windows with rose windows and green shutters, a waranda with a balcony above it on the first floor and oval mezzanine windows just below the cornice of the roof.

RUSSENDAAL
The house has three storeys. The dormers, with the exception of the large dormer at the front, were added during the extensive restoration that the current owners commissioned when they bought the property twenty-five years ago. They then found an authentic and solid house, technically in good condition, but lovelessly lived in. The meticulously executed renovation of Russendaal, under the watchful eye of Monumentenzorg, left no room for compromise and took a total of four years. Both the buitenplaats and the park regained their original grandeur - and even much more than that.

The romantic, fully independent service apartment/guesthouse/office space was completely renewed, as was the four-car garage and the 'small garage' (about 60 m²) for garden equipment and supplies, which can easily be transformed into a second guest room or service flat.

Near the tennis court in the 'overtuin', a charming accommodation area with dressing room and bathroom arose, and a little further on a garden pavilion (60 m²) with a covered terrace, now used, among other things, as a gym.

Nothing was left to chance in the renovation of the house itself either. Interior designers Marcel Wolterinck, Gerry Nelissen and Erik Koijen helped the owners give the house the desired atmosphere and timeless look. Russendaal anno 2024 is a warm and very comfortable house in a sublime state of repair, equipped with all modern conveniences. Here you live spaciously and comfortably in a historic setting, with all its special pleasures. The house offers plenty of space, with a useful floor area of 540 m² and a capacity of 3,000 m³.

The spacious entrance hall is located at the side of the house and provides access to the sitting room with adjacent fantastic garden room overlooking the park behind, the dining room, the modern kitchen with pantry and the service entrance with authentic service staircase.

Below the kitchen are two vaulted cellars, one of which houses technical equipment and the other is used as a laundry and wine cellar.

On the first floor, accessed by a monumental staircase, the hallway leads to a picture-perfect library and the grand salon with fireplace, ornamented ceiling and French doors to a large sun terrace at the rear of the house above the conservatory, and the balcony at the front above the veranda. Here you will also find an attractive bedroom with modern bathroom.

The very spacious master suite with luxurious bathroom and dressing room is on the second floor, with five more bedrooms varying in size and two additional bathrooms, all with air conditioning. The large storage attic extends over a large part of the house.

The park around the house (about three hectares) and the garden (four hectares) were also completely cleaned up and partly redesigned according to a design by garden architect Arend Jan van der Horst. Among other things, 220 monumental trees were professionally pruned (crowned) and 550 new rhododendrons were planted in phases. Lines of sight were restored, paths were founded and the automatic entrance gate with camera surveillance was renewed. No expense was spared to give Russendaal a fantastic future as a representative and extremely stylish country house, brimming with modern comforts and the incomparable beauty that only time can give a property.

Moreover, the renovation has been very rational. All provisions have been made to make it easy to split the house into four independent flats, each with its own entrance.
