DE DUINWACHTER
Will you soon be living in ééone of the most beautiful buildings in the Netherlands? No expense has been spared to create something very special in a fantastic spot on the Zandvoort coast. The location is unique: the beach at your feet and also a stone's throw from the F1 circuit, the lively centre of Zandvoort and the beautiful dune area. In addition, cities such as Haarlem and Amsterdam are within easy reach.
The architecture and use of materials of the buildings is exceptionally high-quality by Dutch standards. The modern white facades, with their many curves, are fitted with black aluminium window frames with enormous glass panes to make the most of the fantastic views. Combined with parts of beautiful warm wood, a very beautiful and lively image is created. The whole rises from a planted dune, which will be laid out entirely alongside the building. The area between the two buildings will also be a beautiful green oasis.
The luxury and high-end owner-occupied flats and penthouses come in all shapes and sizes. They vary in size from about 84 to 284 m² of living space. Hidden under the dunes will be a multi-storey car park with ample parking for your own cars and those of your visitors.
The location is unique, the beach at your feet and right next to the dune park, hence the aptly named ‘de Duinwachter’. The views from this fantastic location are wonderful. Watching the sun sink into the sea on your terrace in the evening with complete privacy is something few people can enjoy.
The DESIGN
The developer's brief to the architect was to design a unique, high-quality, modern building. A building with a fashionable look that would not be out of place on Miami Beach or in Monaco. In other words, not a thirteen-in-a-dozen flat, but rather a great asset to Zandvoort, both in terms of housing supply and appearance with the aim of providing a quality boost to the area.
That assignment was well-suited to Hooyschuur architects in consultation with urban and landscape architects Atelier Loos van Vliet. In good cooperation with the Zandvoort municipality, the team came up with a fantastic plan. The architectural style is very special. It is based on the many curves forming the building. You won't come across a right-angled corner here. These ‘curves’ fit in nicely with the sloping dune landscape around it. Black aluminium window frames are used in the white facades, with large floor-to-ceiling windows.
Combining modern materials with sections of beautiful warm wood creates a very attractive and lively image. The generous terraces and balconies ‘follow’s curves and varyëren in depth. The main entrance is ééone befitting a building with allure. A particularly spacious and double-height reception area whose interior has been co-designed by the architect gives you the feeling of exceptional luxury upon entering!
Designing a building is één thing, but making it land well in its surroundings is at least as important. Loos en van Vliet landscape architects has taken up that task with verve. The current fully paved and built-up location with car company and petrol station makes for a large ‘hole’present in the otherwise beautiful green zone along the dune park. Restoring this beautiful dune front on the project site was a wish.
And this has been achieved: the buildings rise from a planted dune, which (with the exception of the entrance zone) will be landscaped entirely along the building. The zone between the two buildings will also be a beautiful green oasis with planting, dunes and trees, offering plenty of space for birds and other animals. The spacious terraces of the ground-floor residences are beautifully co-designed with curves in the dune.
31 LUXURY APARTMENTS AND PENTHOUSES
- LUXURY SEGMENT: The luxury segment comprises 20 homes. The dimensions of the luxury homes are between about 84 and 120 m².
- TOPSEGMENT: The highest, slender part of the tower contains the 11 homes in the top segment. These are the semi-penthouses (10 of them) and the top penthouse, which are located on the 6th to 11th floors. The semi-penthouses are as much as about 177 to 191 m² with terraces of about 54 to 76 m². They are free-standing all around, as they share an entire floor together and are only connected by a small piece of wall. The top penthouse measures about 284 m², has a roof terrace of 180 m² and occupies the entire top floor.
Each of the top-end residences boasts magisterial views of the sea and dune area, and have huge glass windows and outdoor spaces all around!
All housing types have in common that the living rooms are spacious and have large floor-to-ceiling windows, which provide a lot of light and often offer a beautiful view of the coastal surroundings. The kitchen can easily accommodate a generous layout, often with a kitchen island. The building and the residences are finished to a high standard, including a videophone system, underfloor heating throughout and beautiful sanitary fittings from the renowned Grohe brand.
The purchase of the kitchen is not included in the price of the house. You are therefore free to assemble your kitchen elsewhere. However, installations for a luxury kitchen layout, including provision for a kitchen island, if space permits, are already included in the price.
PARKAGE, STORAGE AND BIKE STORAGE
The car park under the complex provides ample parking for you and your visitors. In addition to ample visitor spaces, two privéparking spaces per home are reserved for the luxury and high-end homes.
No shortage of storage space either: no storage room tucked far away in the basement, but conveniently ín the home, so that you have your things within easy reach. A place for your bikes is also there, of course. Easily accessible, with no ramp or bike chute, close to the entrance and the lifts, each flat will have several bike spaces. Even space for your cargo bike has been created.
SUSTAINABILITY IN OPTIMA FORMA
The homes and buildings are extremely sustainable. They meet the requirements of BENG (nearly energy-neutral building), are of course gas-free, equipped with high-quality insulation, heating system with heat pump and ventilation system with heat recovery.
The space around the buildings is also sustainable: besides the new planting of shrubs and trees, which absorbs CO2, dehydration of the soil is a very important issue these days. Whereas at present almost all the rainwater on the site disappears into the sewers, in the new situation not a drop is lost: all the water, including that which falls on the roofs, will end up in the soil via infiltration facilities!
