ABSOLUTE PERFECTION
Aerdenhout oozes style, good taste and old money. Wide avenues through the greenery, are flanked by fine villas among century-old trees and the stately entrance gates of country houses, which remain invisible from the public road.

RENOVATION AT TOP LEVEL
The 1919 estate has an area of about 6.5 hectares and a rich history. For a long time, Koekoeksduin was the residence of the noble Loudon family. A few prominent residents later, the estate gained a new owner in 2017. On his initiative, Koekoeksduin underwent a complete metamorphosis. The originally traditionally designed country house was extended, modernised, embellished and more luxurious than ever before. The result was absolute perfection.

Architect Bert Verwey, who also renovated the mansion in 1999 for the then owner, together with interior designers from the renowned London design firm Consero, turned it into a true palace.

Verwey: 'We expanded the main house by 200 m² to the maximum permitted size. The new wing on the south side increased the living area to 1,500 m² and gave the mansion a beautiful symmetry. The renovation made use of the very best materials: rare marbles for the floors in the circulation areas, swimming pool and washrooms, wooden floors of steamed European oak in the living areas, exclusively composed Bisazza glass mosaic in the swimming pool and whirlpool, window frames and interior doors made especially for this house, custom-made cabinets throughout and a unique, custom-made kitchen with Gaggenau appliances. This was a no expense spared renovation at the very highest level, where really everything has been replaced and renewed, including the complete technology. State-of-the-art climate control has been installed, heating by geothermal and natural gas, security and lighting inside and outside, and virtually all functions can be controlled through a sophisticated home automation system.'

SWIMMING POOL AND FITNESS
On the ground floor are the living areas - the spacious kitchen with breakfast/coffee room and lounge, the stylish dining room, a stately study/library panelled with precious wood, a living room with separate television room, the swimming pool with bar, whirlpool, sauna, steam room and shower, a massage parlour, professional fitness room and a cinema. The first and second floors as well as the basement can be reached by both staircase and lift. The basement includes a lounge with air-conditioned bar area and various facilities rooms. On the upper floors are a total of six beautiful bedrooms with private bathrooms, including the very spacious master suite with cloakroom and a magnificent bathroom. The house has a total of 20 rooms and a safe room.

MODERN CLASSICAL AND STYLEFUL COMFORT
The traditional English country house style in which the house was built in the early twentieth century has been very cunningly brought to the present day, giving Koekoeksduin the appearance of a modern, extremely stylish residential palace.

In terms of grand and luxurious living, the renovation of Koekoeksduin set a new benchmark, also internationally. Apart from the house, the entrance, gardens and ponds were also tackled. The entrance gate and driveway were renewed, the forecourt was redesigned and paved, new footpaths were laid out, the planting was replaced and extended where necessary, and the approximately 1,000 m² of terraces around the house were renewed with Portuguese granite ('Gris Arnas'). The original, geometrically landscaped, sunken pleasure garden with brick walls and stairs, a design by the renowned landscape architect L.A. Springer, was respectfully restored. On the site of the former servants' quarters, a beautiful garage totalling 550 m² was built, providing space for about 15 cars and equipped with a state-of-the-art car lift by Cardok. Above the garage are two comfortable flats for guests or staff.

LANDGOED KOEKOEKKSDUIN
Koekoeksduin is a unique entity, a residence of the outer category. Thanks to very extensive renovation, the estate has been resurrected in grand style and is now more beautiful and comfortable than ever before.
